Top 11 Selling Tips
Caryn’s
Top 11 Selling Tips will walk you through the process and take the questions
out of the equation. From getting the house ready for listing to value added
ideas, Caryn’s Top 11 Selling Tips will help you get the biggest buck for your
property. From the outside in, make your home look appealing. Remember, how
you live in your house and how you sell your house are two very different
things.
Tip 1: Call Caryn to discuss the selling process. After
preparing a market analysis, she will guide you through the steps and answer
any questions you may have.
Tip
2: Add value in today's market. Add an incentive such as paying
the home owner association dues for one year, pay a higher commission to the
buyer agent, pay closing costs, replace all appliances or offer a home
warranty. Buy down the mortgage rate by a percentage point or two to lower the
buyers monthly payment.
Tip 3: Don’t forget curb appeal. Every potential buyer who
drives up to your house will notice the outside maintenance of your home or
lack thereof. Clean the gutters, touch up paint and plant new shrubs or a few
potted plants to make it more inviting. Trim trees up and bushes down. Keep the
yard mowed and watered. Be sure the outside doors, windows and screens are
functioning.
Tip 4: Clean out the clutter. Even though most sellers are
still living in their home while trying to sell it, clean and organized closets
and cabinets and counter space give buyers a better idea of the home’s
potential. Put all personal items away. Clutter eats equity!
Tip 5: The house must be thoroughly clean, Q-tip clean! The
same goes for the flooring. Have the carpets professionally shampooed.
Tip 6: Clean the entry way and/or the mudroom. Shoes and
coats go in the closet. Pet dishes and litter boxes get put away.
Tip 7: Depersonalize & organize: Your valued collections
should be packed away. You have to move anyway, so start packing now. Remove
all family photos and mementos. Put the bills and papers away to eliminate
snooping.
Tip 8: Make necessary repairs. Caryn will help with
determining the essential fixes that will help bring you top dollar for your
investment.
Tip 9: Neutralize. Bright colored walls often deter potential
buyers. Keep walls and floors as neutral as possible and liven up the room with
colorful accessories.
Tip 10: Eliminate bad smells. When cooking at home while your
home is on the market, remember a potential buyer and their agent could call at
any time. Stay away from cooking fish or heavy or greasy foods and always keep
dirty laundry put away.
Tip 11: Light it up, go away and relax. When you know you
will have a showing, set an inviting atmosphere by turning on lamps in bedrooms
leave the front porch light on, leave your house at least 20 minutes before the
scheduled time. Relax while your home is showing. If you have followed the tips
above, your house will sell in no time.
